The Fort Wayne Common Council on April 7 approved three zoning-map amendments that the city’s planning staff said align property uses with the comprehensive plan and address long-standing site conditions.
Councilman Scott Myers introduced two related petitions from Yellow Retirement LLC for parcels near the 8600 block of Aboy Center Road. Michelle Wood of the Department of Planning Services told the council that roughly 11.44 acres would be rezoned to R-3 multifamily while an adjacent 5.536-acre parcel would shift from AR to I-2 general industrial with a written commitment restricting higher-traffic uses. Wood said the I-2 designation is intended for low-intensity indoor industrial or commercial storage uses to buffer new multifamily units from Interstate 69; staff reported a Plan Commission recommendation to approve both petitions. Council discussion noted the developer’s proposed screening, retention of vegetation and a detention pond; the council approved the rezonings (vote recorded as 8 in favor, none against, 1 abstention for the pair).
Michelle Wood then presented Z260211 to rezone about 2.99 acres at 5902 Homestead Road from AR to C-1 professional office and personal services to allow a roughly 5,000-square-foot expansion of Indian Creek Veterinary Hospital. Wood said the business has operated at the intersection since 2000 and the rezoning aids financing and title work; the Planning Commission returned a 6-0 due-pass recommendation and the council voted 9-0 to approve.
Finally, Wood described Z260212 to rezone approximately 1.886 acres at 4331 West Jefferson Boulevard from RP planned residential to C-1, noting the property was built and used commercially after an earlier BZA approval. Wood said the rezoning conforms the lot to the city’s mixed suburban commercial corridor designation and that the applicant plans interior remodeling and a small storage building; the Planning Commission recommended due pass and the council approved 9-0.
Councilors asked questions about phasing, prohibited uses in written commitments and whether written commitments remain with the property; Wood confirmed written commitments run with the land even if sold. No formal opposition was recorded at the meeting; Plan Commission vote counts and staff notes are reflected in the record.
