The commission recommended preliminary approval of the Canton Oaks Planned Development District, a multifamily project that includes dedicated units for adults with intellectual and developmental disabilities (IDD), subject to traffic improvements identified by the township’s traffic consultant and review of a final PDD agreement by township counsel.
Staff explained the project had been the subject of a prior hearing and that Wade Trim’s review of the project’s traffic impact study concluded the development is approvable but recommended a northbound right‑turn lane on Lotts Road at Ford Road and signal timing optimization at nearby intersections. The staff report made approval conditional on incorporation of the recommended traffic improvements into the final PDD application and legal review of the PDD agreement.
Project supporters said they had reserved 28 of the planned IDD units and that a local nonprofit has formed to help coordinate services and reservations. The commission’s preliminary approval allows the application to advance to final PDD review, where details including wetland setbacks, parking reductions and legal guarantees will be finalized.
Next steps: the applicant will incorporate Wade Trim’s recommendations into the final PDD submission, the township’s legal counsel will review PDD agreement language, and the project will return for final PDD approval and any required county/MDOT coordination on off‑site traffic work.
