Board approves rooftop learning garden and minor facade changes for Lerman Day School

The board approved a modification to the previously permitted Lerman Day School project and granted two minor rooftop height variances to enable an experiential learning garden on the roof.

Alfredo Gonzales, the project representative, said engineers identified potential water‑intrusion points in a previously approved stucco banding and proposed a revised pattern to reduce maintenance and resiliency concerns. Staff recommended "Option 1," a more separated stucco scoring pattern and a lighter gray palette to keep attention on the primary facade; the board adopted that recommendation.

To support an activated rooftop garden for students, the school asked for two height variances: one to allow a low outdoor wash counter and sink and a second to enclose an existing vestibule area for a restroom and fixtures. School representatives said the rooftop features would be shielded from public view by an existing parapet and were necessary for student hygiene and safety during hands‑on activities. "Without these practical and functional amenities or improvements, students would have to go up and down staircases with dirty hands," counsel said.

Staff supported both variances as consistent with the board’s earlier direction to explore rooftop activation and as creating practical difficulties that justified modest height exceptions. The board approved the façade modification (Option 1) and granted both rooftop variances; final details will be completed during permit review.

Next steps: applicant to provide final drawings and details for staff review and to incorporate approved rooftop fixtures into building permits.
