Batavia Township approves SR125 special overlay and planned-development administration changes

The Batavia Township Board of Trustees on Feb. 3 approved two zoning text amendments designed to encourage reinvestment along State Route 125 and to clarify administration for previously approved planned developments.
Planner Jonathon Wocher summarized Case B-10-25Z, the proposed SR125 Special Overlay District, saying the amendment is intended to promote reinvestment, adaptive reuse and redevelopment of aging or underutilized properties along the SR125 corridor. Resident Frank Koch asked about variance and variation provisions during the public hearing. Trustee Perry moved to approve Case B-10-25Z; Trustee Wessel seconded the motion and the board approved it by roll call.
In a separate public hearing, Planning Director Taylor Corbett presented Case B-01-26Z, an amendment to Article 46 to provide administrative clarity and regulatory continuity for planned developments that were lawfully approved before voters repealed former Article 36 in November 2025. Corbett told the board the change is intended to preserve the legal standing of those developments while clarifying the township’s administration of them. Trustee Parsons moved to approve Case B-01-26Z; Trustee Wessel seconded the motion and the board approved it by roll call.
Why it matters: The SR125 overlay is intended to make it easier for property owners and developers to modernize older commercial and mixed-use parcels along a key local corridor, potentially affecting land-use decisions, zoning approvals and redevelopment incentives. The administrative amendment for planned developments preserves the status of projects approved under the older code and reduces procedural uncertainty for developers and property owners.
What’s next: Both ordinances were adopted at the Feb. 3 meeting; the township planning staff will incorporate the new text into its regulatory materials and apply the updated standards during future zoning reviews and development reviews.
