Council approves preliminary plat to divide 11.51-acre lot into 39 R-2 lots on 7th Street

Council planning staff brought forward preliminary plat PP20502 for council consideration at the Sept. 16 meeting, asking approval to subdivide an 11.51-acre parcel on 7th Street into 39 lots zoned R-2 for single- and multifamily residential development.
"The applicant requests the council to consider approval of the preliminary plat for the owner to divide 1 existing lot ... a total of 11.51 acres into 39 new lots zoned R-2," planning staff Zach Bridal told the council, adding the planning commission held a public hearing on April 29, 2025, and voted to recommend approval.
A councilmember moved to approve the preliminary plat "as recommended by the planning commission and adopt the findings." The motion was seconded. During the roll call one member abstained and another councilmember recorded a "no" vote; the motion carried.
The council’s approval advances the subdivision to subsequent land‑use review steps (final plat and engineering), subject to any conditions included in the planning commission’s findings. Planning staff asked the council to adopt the planning commission’s findings as part of approval.
The matter will proceed under the city’s land‑use process; staff and the applicant will address any required conditions and engineering reviews before final plat approval.
