Mayfield Heights affirms two signage variances for Dave & Buster's at Eastgate; shopping center owner voices support

Mayfield Heights City Council on April 27 confirmed two variances previously granted by the Board of Zoning Appeals that will allow Cosmo Eastgate LTD to install larger and additional signage for a Dave & Buster’s location at Eastgate Shopping Center.
Law Department representative LaGrosso introduced Resolution 2026‑22, which confirms a BZA decision to permit 34.44 square feet of signage on the building’s south side — a 10.44 square‑foot variance from the code’s 24‑square‑foot limit. LaGrosso then introduced Resolution 2026‑23, which confirms a separate variance to permit 50.61 square feet of signage on the north side, a 26.61 square‑foot variance.
Andrew Hoffman, representing Eastgate Shopping Center and speaking during public comment, said the variances address visibility problems because the Dave & Buster’s space sits at the back of the center. Hoffman said the requested signs include branded elements and a directional sign to help drivers identify the tenant from Mayfield Road and within the center; he noted Dave & Buster’s is the only store of its kind in Northeast Ohio and expects significant draw from surrounding counties.
Councilmember Brunello, who reported on the BZA meeting, said the appeals board asked many questions of the sign company and the applicant about visibility and safety before approving the variances. The council approved both resolutions by roll call.
Both approvals reference Cuyahoga County permanent parcel number 862‑29‑018. The council did not attach additional conditions to the confirmations when adopting the resolutions.
