The Rowlett Planning and Zoning Commission voted Dec. 9, 2025, to recommend approval of a special-use permit for an accessory structure at 2906 Weems Way.
Michael King, Senior Planner, said the applicant seeks a 920-square-foot detached accessory structure about 14½ feet tall on a 1.617-acre lot in an SF-40 district, south of Miller Road. King explained that the Rowlett Development Code (Section 77.303) requires an SUP for any enclosed accessory structure exceeding 500 square feet; staff concluded there are no municipal infrastructure impacts and that the use would be incidental and subordinate to the primary residence.
Commissioners asked questions about slab area and dimensions; at one exchange staff clarified that the slab beneath the building is included in lot-coverage calculations and that the structure’s dimensions would be 46 by 20 feet as reflected in the final site materials. The commission opened the public hearing, received no comments, and Commissioner Pollard moved to recommend approval as presented. The motion was seconded and the commission voted 7–0 to forward the SUP to the city council.
The planner said the three primary review criteria for an SUP were considered: consistency with the comprehensive plan, compatibility with zoning, and impacts on public health, safety and welfare. The item will now appear on a future city council agenda for final action.
