Petitioner seeks $42,200 façade grant for 412 Lincoln Avenue; board asks for rendering

Ralph Pence asked the Village Board on June 4 for a façade grant of $42,200 to fund new windows, a door and repainting at 412 Lincoln Avenue. Pence told the board the property has residential space in back and commercial potential in front but that the aged façade has limited the location’s marketability.
Trustee Steve Knar said the request differs from typical façade grants because no business currently occupies the front space and questioned whether the investment would generate sales-tax-producing tenancy. President Marc McLaughlin said improvements would make the property more attractive to future tenants and would remain with the property if it were sold. Pence said he intends to retain the property and cited his investment at another site (Moontime Smokin' Que) as an example of a successful renovation.
The Board asked Pence to prepare and submit a rendering of the proposed façade for reconsideration at a future meeting; no grant award was made at the June 4 session.
During other business, Administrator Soderholm displayed a revised pole banner sample; Trustee Knar noted Sunbrella material was unavailable and that the banners will be produced in 18-ounce vinyl with an expected life of 3+ years. Dillon and Michelle Streit introduced themselves as the new owners of the former Varky's marina, described plans for a family-friendly venue, said they will pursue a façade grant and would like to explore re-opening boat launches at the site. The Board encouraged them to submit a façade grant application.
