Staff summarized the application, saying the 10‑acre property is in the A‑5 agricultural zone and that the applicants proposed storing no more than five recreational vehicles, trailers or ATVs and conducting all rental transactions remotely so customers would not visit the site. Staff recommended approval subject to conditions including a county business license, prohibition on customer visits, off‑street storage that keeps vehicles out of the public right‑of‑way, driveway and turnaround standards, building permits for any new structures, compliance with signage rules and maintenance of defensible space for wildfire safety.
Applicant Justin Hansen told the commission the operation is a small “side‑hustle” and agreed with staff’s recommended conditions, saying neighbors would not see a change beyond the kinds of trailers commonly parked at rural homes. There were no substantive opponents at the hearing.
Commissioner Kevin Yack moved to approve the permit subject to staff conditions; Connie Sweat seconded and the motion carried with a vocal 'Aye' vote. The commission record requires that any change that creates on‑site customer traffic would trigger a new conditional‑use review.
The permit will become effective under county procedures and is subject to the county’s enforcement processes and any appeals to the county commission.
