The Fort Worth City Plan Commission approved a waiver for PP 26011 on April 30 to allow subdivision of a single lot into six single-family attached lots with a substandard street cross-section consistent with nearby development in the Near Southside.
Staff said Morphy Street and adjacent properties include a mix of 25-foot and 38-foot right-of-way sections, and that the proposed replat would maintain a similar configuration to nearby developed properties. "They're not requesting a waiver to parking... we're just looking we're snapshot focused on their waiver, which is they wanna build a substandard street," a staff presenter said, noting on-street parking is not permitted on streets narrower than the transportation minimum (50 feet). Commissioners questioned emergency access and parking impacts; residents and commenters noted ongoing construction and parking pressure in the area.
Staff emphasized the waiver applies only to this redevelopment and that the final plat will have to meet stormwater and other staff requirements before recordation. One commissioner noted existing precedent directly across the street where development used the same street pattern and includes garage parking under units.
A motion to approve the waiver and conditionally approve the plat, subject to staff conditions, passed by roll call with all present commissioners voting yes.
