Planning and Code Director Seegist Clark explained the change at the board meeting and said the requested rezoning matches existing C-1 frontage on 31W and corrects a clerical reference in the zoning ordinance that had listed C-1 where it should have read C-1R.
"If you look at the frontage on 31 W, those lots are already C-1. They're just wanting to rezone this one lot to C-1," Seegist Clark said. Clark also noted the amendment is part of a broader cleanup of the zoning ordinance to clarify references to C-1R.
The board moved, seconded and voted to approve the ordinance. The motion carried without a roll-call vote recorded in the transcript.
The approval means the property owner may proceed with site-specific plans consistent with the C-1 district; details of any future development will be handled through the city's site-plan review process.
