The Caldwell City Planning Board on Feb. 25 voted unanimously to find a proposed Affordable Housing Ordinance consistent with the town’s Master Plan, clearing a required step before municipal adoption. Councilwoman Hunkele moved for the consistency finding; Mayor Jones seconded and the motion passed on a 9–0 roll-call vote.
Mr. Cutroneo of T and M Associates told the board the ordinance changes are based on a State of New Jersey template and were made to comply with the new Uniform Housing Affordability Controls (UHAC). He explained the revisions are primarily technical: consolidating the Affordable Housing Ordinance and the Development Fee Ordinance into one document, revising certain setbacks and bedroom counts, and detailing mandatory set-aside, bedroom and income distributions and development fees.
Mayor Jones asked whether any other municipalities were at zero Round 4 requirements; Mr. Cutroneo said he did not know of any. There were no public comments. The board's consistency finding was recorded as unanimous (9–0–0).
