The Cedar Fort Planning Commission on April 14 unanimously voted to table a rezone and conditional‑use application from applicant Jose Carreno after commissioners said the submission lacked a required site map and layout.
Commissioners said the application described an intent to use roughly 6.1 acres for truck maintenance and storage of landscaping equipment but did not include a clear map showing the proposed location of operations, points of ingress and egress, or the internal layout the town needs to evaluate traffic and land‑use impacts. Commissioners also noted concerns raised during discussion that activity may already be occurring on the property without proper approvals.
Bart D Berry moved to table the rezone and conditional‑use application until a complete site plan is submitted; Lynnette Groff seconded. The motion passed on a 3‑0 vote (Groff: Yes; Draper: Yes; Berry: Yes).
The commission recorded the primary open requirement for Carreno as submission of a site plan and map that shows proposed operations, circulation, parking and access. No additional conditions, permits or clearances were resolved at the meeting; the item will remain off the active agenda until the applicant provides the documentation requested.
The commission did not take testimony from adjacent landowners at this meeting and did not set a date for rehearing. The applicant will need to meet the town’s submittal requirements before staff reintroduces the item for review.
