Tammy (city staff) told the committee she compiled a list of buildable residential and commercial lots and recommended starting with a subset so a selected agent can assess marketability. She described practical constraints: the city cannot "list" parcels the same way a private owner does, so an agent would market lots on their platforms and contact developers for commercial opportunities.
Council debated compensation models for a hired realtor. Several members suggested a flat fee for residential lots and a percentage commission for commercial properties so the agent has incentive to secure higher commercial prices. Tammy also recommended direct outreach to adjacent property owners and social-media notices to generate interest in nonbuildable or hard-to-sell parcels.
Tammy said the city has "quite a few" lots overall and estimated about 130 parcels when nonbuildable lots are included. She said she would draft the RFP, include the properties the council wants to start with, and return the proposal to the council for review.
