Johnson County approved Order 2025‑117 to plat Crescent Estates Phase 2A (multiple blocks and lots) and accepted a construction bond totalling $2,608,905 from Crescent Ventures LLC secured by Great Midwest Insurance Company to guarantee completion of roads, signage and drainage for the phase.
Planning staff said the developer met subdivision requirements for the phase; streets will be concrete to match the existing first phase and are expected to be maintained by the special utility district named as the water provider. The bond secures the financial assurance required by statute until the work is inspected and released by the county.
A commissioner noted the improvements are typically completed within a 12‑month window, and any extension requires returning to the court with updated financial security. The court approved both the plat and the bond unanimously.
Next step: county staff will inspect infrastructure as construction completes and release the bond per inspection and statute.
