Grayson County commissioners on Feb. 10 approved several land‑use actions across multiple precincts.
In Precinct 1 the court approved a developer's contract and declaration of intent for Gunnar Golden Estates, a proposed 71‑lot subdivision on roughly 55 acres on the west side of Massey Road; engineering plans were reviewed and the owner asked to begin infrastructure work without posting a financial guarantee.
The court held a public hearing on vacating the Bellamy Addition (3.715 acres). County staff said no lots within the subdivision had been sold and notice requirements under the Local Government Code were met; there were no public speakers in opposition, and the court approved the withdrawal to restore the tract to its original parent parcel.
In Precinct 2 the court approved a short plat for the Hayden Weirich addition to create one lot from a 2.914‑acre tract. In Precinct 3 the court approved a developer's contract and declaration of intent for East Wells Farm Phase 1, a proposed 115‑lot subdivision on about 40.228 acres north of FM 121; engineering drawings were approved.
All land‑use items were approved by motion and voice vote. The court recorded that developers had completed required engineering reviews or early grading in the cases presented; in one instance the owner sought to begin infrastructure work prior to posting a financial guarantee, which the court permitted by approving the developer's contract and declaration of intent.
