Danbury — On July 11 the Zoning Board of Appeal approved a one‑foot lot‑width variance for 53 West Wooster Street, allowing the conversion of attic space into a third dwelling unit as shown on the submitted plan.
Agent Moe Paulino told the board the building is a legal two‑family and that the attic area already contains habitable rooms; the application asked the board to permit the attic as a third unit because the lot is short by one foot. Paulino said no roof‑raising is proposed and that the space is already laid out; the board asked for clarity on ingress/egress, stair locations and egress windows.
Board members and staff emphasized that the fire marshal will require egress windows or other fire‑safety measures and that the building department must sign off on any converted occupancy. The applicant said parking will be provided in the rear lot and that the interior plans include stairs and doors showing access to the upper units.
After questions about bedroom sizes, egress routes and parking, the board closed public comment, moved to vote and approved the variance as shown on the plan. The approval is conditioned on meeting all required building‑department and fire‑marshal requirements before occupancy can change.
The board adjourned after approving the two scheduled applications.
