Committee backs multiple facility contracts including $147,200 in historic window repairs and $229,000 in site work

The Aurora East USD 131 Buildings & Grounds Committee reviewed and recommended multiple facilities contracts and projects on Thursday, including flooring replacements, historic window repairs, gutter and window abatements, playground safety work, and site resurfacing.
Staff member (S2) presented recommendations for 2026 flooring: Pinnacle Flooring for Allen, Dietrich and Krug at $157,500 and Tiles and Styles/Tasos Construction for another building at $113,861. The committee voiced general agreement and asked staff to record contractor names and contract amounts for the board action.
On Oak Park, re-bids for gutters brought a low result near $112,000, down from an earlier estimate of about $150,000. S2 said the work would be scheduled over spring break and would begin with the back playground area to reduce weather-related delays.
S2 outlined asbestos-abatement needs connected with HVAC and flooring projects at East Shore High and BowPre and reported receiving roughly 11–12 bidders on site visits; the district’s usual abatement consultant, TEM, facilitated scoping and testing and has worked on prior district projects.
A contested-cost question arose during discussion of repairs to the administration building’s historic windows. S2 proposed scraping, repairing rot, repainting and re-caulking historic windows; Autobom submitted base bids for the south three stories and the west side totaling $147,200. Committee members pressed on the high cost for what they described as painting and targeted repair; staff explained that historic-preservation constraints limit replacement and that phasing the work over two years would reduce the annual fiscal impact. The committee agreed to proceed with Autobom for the presented base bids and to phase remaining work.
S2 recommended site improvements at Fred Rogers school (playground removal, asphalt removal and resurfacing) and resurfacing the Hill Avenue storage yard and parking, with Schroeder Asphalt Services recommended for base bids and alternates at $229,000. The committee agreed to schedule that work for this summer, coordinating with tuckpointing and chimney work.
For Innovative STEM Academy, staff recommended replacing and repairing specific play structures and resurfacing from the original equipment manufacturer (Compan) at $26,512.20 to address student safety concerns.
Committee members also noted grant activity: a $500,000 roofing grant from Senator Corinna Villa’s office and a possible up-to-$500,000 grant opportunity from Representative Barbara Hernandez’s office to help offset capital costs.
The committee treated several of these items as consensus or action items to be included in the board packet; where prices were presented, members requested that staff include contractor names and precise contract amounts in the board action materials. The board will make final contract approvals.
