Ellis County approves two replats and releases supplemental bond for Springside Estates

The Ellis County Commissioners Court unanimously approved three development-related items on March 17: a replat for the Toledo edition in the City of Red Oak extraterritorial jurisdiction, a replat for Summit Estates Phase 1 and the release of a $15,000 supplemental deposit for Springside Estates Phase 2 after staff confirmed the noted drainage deficiency had been corrected.
Alberto Maras, director of development, told the court the City of Red Oak had already approved the Toledo edition replat and staff recommended approval with two conditions. For Summit Estates Phase 1, Maras said the parcel was removed from the Waxahachie extraterritorial jurisdiction earlier in February and staff mailed 55 notices within the subdivision; staff recommended approval subject to five mostly technical conditions.
On Springside Estates Phase 2, staff explained that two previously released bonds remained but a supplemental bond had been held to address a minor drainage issue. Maras said the deficiency had been corrected and recommended releasing the $15,000 supplemental deposit. Commissioners moved and the court approved all three items without opposition.
