The applicant’s engineer described a rainwater‑harvesting system intended to serve domestic demand for the initial building phase and on‑site individual on‑site sewage facilities (OSSF). "We have their reports with us today...they are only 16 to 18,000 gallons per month," an engineer representing the owner told the court when discussing usage figures from a comparable facility. The project also includes a separate fire‑water tank and pump system — the engineer estimated the fire tank at roughly 38,000 gallons — designed to charge sprinklers and provide a fire department connection. The fire system will be independent of the rainwater domestic system.
County engineer staff confirmed the plat meets road‑dedication, detention, and OSSF requirements and recommended approval. Commissioners asked about secondary egress, water‑supply triggers for public water system thresholds, and the contingency plan to buy water or upgrade to a public system if local demand or future phases require it. Project representatives said they have design reports and water‑use data from a similar Williamson County facility and contingency plans for trucked water refill and future upgrades.
The court approved the plat and a financial guarantee (performance/bond) for drainage and fire protection improvements (bond amount recorded on the agenda as approximately $410,380.50) by roll call; votes were unanimous.
