Carbon County launches free Recorder Alert to warn property owners of recorded deeds and liens

The Recorder of Deeds office announced a free Recorder Alert service that notifies property owners by email or text when a deed, mortgage or lien is recorded under a monitored name or parcel or UPI number. The service, demonstrated at the county meeting, allows residents to sign up online and receive alerts within minutes of a recording so they can contact law enforcement or counsel if they see an unauthorized transaction.

At the commissioners meeting, the presenter explained the alert accepts name or parcel numbers (tax parcel/UPI), is free to residents, and delivers real-time notices for documents recorded under a monitored identity. "This free service provides property owners with an immediate early warning system against unauthorized transfers of land records and potential property theft," the speaker said.

County staff showed the sign-up link and said the parcel (UPI) number can be found on tax bills; attendees were directed to the Recorder of Deeds page and to a landex sign-up URL for immediate registration. No implementation costs or timeline beyond "sign up and receive alerts" were specified at the meeting; residents were advised to contact local law enforcement and legal counsel if they receive an alert for an unauthorized transaction.

The announcement followed routine agenda items and was presented before a series of departmental motions. County staff said the sign-up information will be available on the Carbon County website.
