Developer previews three‑unit retail plan for former 7‑Eleven at North Weber Road

A multi‑brand retail proposal for the former 7‑Eleven at 679 North Weber Road was presented to the Romeoville Village Board on Oct. 1, 2025. The concept plan from OM Group calls for redeveloping the 1.34‑acre site into a single building divided into three tenant spaces totaling about 8,600 square feet, including a drive‑through on the northern end to be occupied by Hawaiian Bros Island Grill.
"The plan includes the construction of a new 3 unit, 8,600 square foot retail building with a drive through unit at the northern end cap that would be occupied by Hawaiian Bros Island Grill," the project presenter, Josh, told the board. The south unit is proposed for a Crispin Green restaurant; the third tenant is not yet decided. The proposal includes 46 parking spaces, which staff said meets the minimum requirement, and a preliminary landscape plan that exceeds the required landscaping.
Planning staff said the Development Review Committee has reviewed the submittal and provided comments; the concept plan is in good shape but remains pending a final development plan submittal. Staff told the board the developer expects to close on the property in about 60 days and aims to break ground in spring.
Mayor John D. Noak welcomed the investment and said the project should help revitalize the intersection. Trustees who spoke praised the building design and the tenant mix. No formal approval was taken at the meeting; staff said the applicant will return for formal approval after completing the final development plan.
