Board approves Triple Lakes redevelopment amendment and Jennings Station storage-unit plan

The Village of Swansea board approved two community and economic development items: an amendment to the Triple Lakes redevelopment agreement and a planned business submittal for Jennings Station's second phase.

Staff explained the Triple Lakes amendment would revise the redevelopment agreement's schedule (section 5.1(c)) to extend the deadline for the developer to submit a site development plan and building elevations to July 1, citing extended negotiations. "This request for an amendment is not in favor. We have actually been anticipating the request due to the extended negotiation process," a staff member said.

The board moved, seconded and voted in favor to forward that resolution to the full board. Trustee comments included a minor typographical correction to the project name in the draft.

Separately, staff described Jennings Station phase 2 (storage unit phase) and said the planning-and-zoning board had given a positive recommendation on Feb. 10. The developer committed to a six-foot powder-coated aluminum fence along a portion of the site and additional landscaping on the southwest corner to screen visibility toward Stonefield Crossing. Staff also said access for the phase will be from Frank Scott Parkway and that the proposed traffic light remains under discussion with the county.

The trustees voted to approve the planned business submittal for Jennings Station with the stipulations discussed in the meeting.

What this means: The approvals keep both projects moving through the local review and entitlement process; staff said other permitting steps and any county coordination (traffic signal) remain outstanding.
