The committee voted unanimously to grant preliminary approval to the Forest Hills Lookout Subdivision — Morrison edition, a proposal to divide two parcels (about 15.31 acres and 5.557 acres) into six lots ranging from roughly 0.988 acres to 14.409 acres. Director Vincent Ruffner, presenting the staff report, said the plat will dedicate 30 feet to Quilbeck Drive and 60 feet to Moran Street (terminating in a cul-de-sac), with legal access from Quilbeck Drive and Paper Birch Lane. Ruffner told the committee the plat is within a FEMA-mapped, unshaded flood zone and staff recommends adding the standard flood-hazard note; he also noted several technical items for the applicant to address, including offset intersection geometry and rounded corner details.
