The Escambia County Planning Board voted to recommend approval of case Z‑twenty20, a request to rezone three properties on the 5200 block of West 9 Mile Road from low‑density residential to commercial, after the applicant accepted staff findings and one member of the public spoke in favor.
The board’s Chair introduced the case and confirmed notice requirements and the absence of ex‑parte contacts. Caleb McCarty, AICP, Development Services planner, displayed aerial and 500‑foot radius maps and stated the properties’ current zoning and future‑land‑use designation. The applicant’s representative told the board the applicant would accept staff’s findings and had no further requests for today’s hearing.
One speaker, Larry Downes Jr., identified himself as representing a local plumbing business and urged the board to approve the request, framing his remarks around property‑rights concerns and the owner’s ability to use the land. The applicant and staff emphasized that the hearing concerns a zoning classification, not a particular use or site plan, and that additional design and buffering requirements would be addressed at the development‑review stage.
After a brief motion and second, the board approved the recommendation to the Board of County Commissioners by voice vote. The recommendation and the evidence entered at the hearing will be part of the record before the BCC’s final decision.
