The City of Prattville Planning Commission voted to approve the preliminary plat for Riverfill Phase 1 on March 19. Staff said phase 1 covers approximately 91.43 acres and proposes 136 residential lots; the full subdivision build-out could include 416 total residential lots across future phases.
Staff presentation said the proposal fronts U.S. Highway 82 East and includes planned connections to nearby streets and a mix of townhomes, standard lots and estate lots, with an identified 4.5 acres of residential open space and 22.58 acres of commercial open space. The applicant provided a traffic study that will be reviewed by the city engineer as part of standard review.
Commission action: A commissioner moved and a second was heard; the preliminary plat passed by voice/hand vote. Staff noted earlier master-plan approvals and prior council conditions affecting multifamily unit counts and building heights for the broader project.
Next steps: The developer must satisfy the city’s review of the traffic study and any conditions before final platting and construction approvals.
