Board approves Haddon Hall modifications for Treehouse Hotels project

The Miami Beach Historic Preservation Board on March 17 approved a set of design modifications and a demolition waiver for the Haddon Hall redevelopment that will allow the project to proceed under the Treehouse Hotels flag.
Applicant representative Michael Larkin described changes to previously approved Certificates of Appropriateness, including operable glass partitions within historic openings, an enlarged egress opening to meet life‑safety requirements, relocation of an exterior pool bar and a waiver to remove a non‑contributing structure before issuance of a master permit. The project team said the design changes are limited in scope and that seat counts for operations were reduced compared with earlier approvals.
Design principal Chris Evans explained the operable partition and egress revisions, showing proposed stacking/stack‑open windows to integrate interior and exterior spaces and stressing use of muntin patterns to match historic configurations. Staff told the board they supported the requested adjustments subject to the board’s usual conditions.
A motion to approve the project as recommended by staff passed 5–0.
Next steps: applicant to proceed under staff conditions and return if future changes require further board review.
