The Planning Board approved a revision to the Falls Estates subdivision on Falls Drive that will add three buildings containing five additional housing units.
The project presenter said the change is an amendment to an existing subdivision for Chris Langley and that driveway work and impervious area for the additions have already been created. "It's to add 3 more buildings, which equates to 5 more units," the presenter said. The board reviewed previous and revised lot maps and asked whether the proposal created new lots or simply added buildings; the presenter clarified there will be five units within three buildings.
Board members and a member of the public raised questions about the fill that made the added structures possible and whether the embankments are stable. One committee member asked whether the fill is well compacted and what slope the embankment will have; the presenter and the board discussed a steep slope and erosion risks, noting the slope is likely around 4 to 1 and recommending trees and other stabilization measures to reduce washout. The staff review committee had recommended approval.
Dan moved to approve the subdivision revision and Andy seconded; the board voted in favor by hand raise. The approval followed the staff recommendation and the board discussion regarding erosion control and embankment stability. The board noted project documents would be signed after the meeting.
The board recorded no formal conditions in the transcript beyond the discussion; follow‑up on embankment stabilization and erosion control was discussed as part of the technical review process.
