Pittsburg County to begin collecting taxes as Shops at McAlester TIF is paid off early

At its March 23, 2026 meeting, the Pittsburg County Board of Commissioners heard from Treasurer Jennifer Hackler that the Shops at McAlester tax-increment financing (TIF) has been paid off a year earlier than scheduled and the county will start collecting the underlying taxes next month.
Hackler presented a document titled “Shops at McAlester TIF payment” showing separate City and County tables. The county table in the packet lists a “Total owed to developer during period” of $1,545,672.44 and an “Amount Due to Developer” of $1,397,160.80. The packet also lists the total TIF authorization as $5,500,000 and a line labeled “Total paid to date” of $4,102,839.20 (sheet dated March 18, 2026 and signed by the county treasurer).
Commissioner Charlie Rogers asked about the Carlton Landing TIF; Hackler and Cathy Ridenour told the board that Carlton Landing is an ad-valorem TIF (not a sales-tax TIF) and that its term is 25 years. No fiscal action was taken on the TIF tables — the item was informational.
Why this matters: When a TIF is paid off, taxing jurisdictions regain the taxing authority on those revenues; the county’s packet indicates the Shops at McAlester TIF’s county portion has been substantially paid down and that county collections will resume.
The packet materials are the only source for the figures cited above; the board did not supplement the packet with additional figures during the meeting and no changes to county tax rates or distributions were proposed at the session. The county treasurer’s report and the printed TIF tables are included in the official meeting packet for March 23, 2026.
Next steps: County staff indicated collection would begin the next month; commissioners did not vote on any new tax or distribution action at the meeting.
