On April 9 the Shakopee Planning Commission voted unanimously to recommend City Council approve the preliminary and final plat for Dean Lakes 11th Addition, a proposal to subdivide an existing 26.13-acre business-park parcel into two lots to reflect two currently constructed buildings.
Planning staff described the project: the applicant is Alliant Engineering and the owner is IDP Dean Lakes B1 LLC. The proposal divides the parcel so Lot 1 will contain the northern building (approximately 226,000 square feet on 15.24 acres) and Lot 2 will contain the southern building (approximately 136,000 square feet on 10.9 acres). The plat records easements and maintenance agreements for a common stormwater pond and a shared truck court; no new public streets or additional access to Dean Lakes Road are proposed.
Staff recommended adoption of Resolution R2026-0058 to approve the preliminary and final plat to allow the owner to sell the buildings separately while maintaining shared infrastructure agreements. After the public hearing, a motion to recommend City Council adopt Resolution R2026-0058 passed on a unanimous vote.
What’s next: The commission’s recommendation will be forwarded to City Council for final action. If adopted by council, the plat will record the new property lines, easements and maintenance agreements described at the hearing.
