Planning staff (Brian Richards) presented petition R26/01 for 2311 Real Estate Holdings, a request to revise an existing Corporate Business Conditional District at the south end of Huntersville on Statesville Road. The amendment would increase the originally approved building area from about 95,000 square feet to approximately 117,800 square feet, clarify a buffer note (a 60-foot buffer shown as 50 feet on the site drawings), and reduce the previously noted buffer width on plans while maintaining screening at the same planting density.
Staff told the board that parking requirements currently call for 121 spaces and the applicant's proposal shows 249 spaces; staff said the proposal aligns with the employment-center policies in the 2040 community plan and recommended approval. No public comments appeared in the hearing record; staff and the applicants were available to answer board questions.
The transcript records the staff presentation and the closure of the public hearing but does not show a recorded final vote on the rezoning during this meeting.
