Arapahoe County approves Copperleaf Filing 32 final plat for two commercial pads

The Arapahoe County Board of Commissioners approved final plat PF25‑006 (Copperleaf Filing 32) on Feb. 3, authorizing a replat that creates two commercial pads along Copperleaf Boulevard.
Molly Orkelt Larsen, principal planner with the county’s Public Works Department, said the application by Galloway and Company LLC met the county’s subdivision and zoning requirements, is consistent with the comprehensive plan, can be served by utilities and emergency services, and that referral agencies raised no objections. Pad sizes will be approximately 1.132 acres (Pad 1) and 0.6 acres (Pad 2). Applicant Rick Miller of M4 Developers told the board the replat will accommodate a smaller user (Valvoline) on the smaller pad and allow a larger footprint for an existing Cobblestone car wash.
After staff presentation and no public comment on the item, Commissioner Baker moved to approve the final plat and Commissioner Campbell seconded. The board approved the resolution and final plat as presented.
Next steps for the project include implementing the approved plat and coordinating building and site permits with Public Works and utility providers.
