The American Fork City Council on March 24 approved a land-use map amendment to change 4.26 acres at 570 East Main Street from residential high-density to general commercial (GC1).
Planning staff presented aerials and maps and cautioned that the proposed change would create a small pocket of general commercial land use amid residential uses. Staff explained that GC1 zoning permits a range of retail and service uses and that any future rezoning would require a site plan and compliance with commercial code, including conversion of residential structures to commercial occupancy where applicable.
Council members raised concerns about spot zoning and the effect on neighborhood character, whether accessory structures could be used for business, and the potential for consolidation of lots to increase intensity. Council member Carroll moved to adopt the resolution approving the Jasper Lot land-use map amendment; the motion was seconded and carried on recorded ayes.
The council instructed staff to consider the broader corridor and whether additional land-use tidy-up would be appropriate in the future.
