The Herriman Planning Commission voted to approve a conditional-use permit and site plan for NickelMania, a proposed indoor recreation and entertainment building on Lot 3 of the Herriman Business Park.
Planning staff told the commission the parcel measures about 2.37 acres within the C-2 zone, and that the proposed building meets square-footage and height limits for the zone. Staff said the proposal includes more parking than the minimum to accommodate anticipated future expansion and that elevations show primary brick on several facades with stucco exceeding the ordinance allowance on some sides. Staff recommended approval with conditions: reduce stucco to the 20% ordinance allowance, provide elevations for the trash enclosure that meet city materials requirements, add one parking-island break on the south side to satisfy a 10-space requirement, and coordinate any signage through separate permitting.
The commission's approval followed the staff presentation and brief questions about pedestrian connectivity and existing site constraints; staff clarified an existing retaining wall and fence along the east property line limits direct pedestrian cut-through to Academy Parkway. A commissioner moved to approve the item with staff recommendations and another commissioner seconded; the motion carried and the conditional-use permit will proceed under the stated conditions.
The approval includes the conditions staff outlined to ensure the exterior materials and site elements comply with Herriman's development standards. The commission record notes that signs are not part of this approval and will require separate review. The permit approval means the applicant may proceed to subsequent site-plan and building permit steps, subject to the conditions set by staff and any engineering requirements cited during review.
