Christian County commissioners voted to rezone a parcel owned by the Virginia McMillan Trust to R1 suburban residence (case 2026-0023), clearing the way for the property to be subdivided into three single-family lots pending normal permitting and access review.
Planning staff summarized the request and said the county's future land-use map supports the rezoning; the parcel lies within Ozark's urban service area. Staff told commissioners that any new points of access along Southern View Road would be reviewed and approved by the Ozark Special Road District and that collector-road standards under the Ozark Transportation Organization (OTO) require shared driveway service and dedication of deficient right of way when necessary.
Staff noted no anticipated stormwater impacts for single-family development at the scale proposed and said standard state and county setbacks will apply around a mapped sinkhole near the northern portion of the parcel. Commissioners asked whether Ozark Special Road District had commented; staff said the district received the report and forwarded it to its consultant but did not appear to attend the meeting. Applicant representatives told the commission that Greene County staff had reviewed the proposal and that percolation testing had been completed without concerns.
A commissioner moved and the commission voted by voice to adopt the Planning & Zoning Commission's unanimous recommendation and approve the rezoning. Commissioners and staff emphasized that the rezoning provides for land-use change only; any future development will require building permits, wells and septic approvals, and access approvals through the special road district and county permitting offices.
