Christian County commissioners voted to rezone two parcels on Selmore Road to C2 commercial, approving a developer's request after hearing from planning staff, a special road district representative and area residents.
Planning staff reminded commissioners that the Planning & Zoning Commission had unanimously recommended approval earlier and that the county had tabled the item at a prior meeting to obtain input from the applicable special road district. A road-district representative told the commission that any commercial approach would have to meet sight-distance standards and typically require turning-lane and gutter work paid for by the developer. As the representative put it, ‘‘we gotta have at least 450 to 500 feet’’ of sight distance for approaches, and any necessary roadway improvements would be addressed during permitting.
Neighbors raised safety and lighting concerns during public comment, asking whether the Ozark Special Road District still signs off on driveway access and expressing unease about bright security flood lights at nearby facilities. Planning staff and the road-district representative said access, driveway spacing and any traffic-mitigation measures would be reviewed and required through the special road-district permitting process.
Developer Jim Taylor addressed the commission, describing past renovation projects and saying he did not intend harm to the neighborhood. ‘‘We have no malintentions in what we're doing there,’’ Taylor said, summarizing his track record remodeling troubled properties and his intent to be part of the community.
A commissioner moved to approve the zoning designation change to C2, the motion was seconded and commissioners approved the rezoning by voice vote. Commissioners and staff emphasized that rezoning allows commercial uses in the land-use designation but does not bypass required permits: final driveway design, traffic mitigation, and required turn lanes will be determined by the Ozark Special Road District and through normal permitting processes before any commercial access is approved.

Planning staff noted that adjacent parcels are already commercially zoned in places and said the proposed change aligns with the county's future land-use plan for that corridor.
