Planning staff told commissioners that an applicant, represented in the package as Kevin Wynne, requests a variance from Holly Springs Parkway design guidelines to allow a flat roof on a proposed 4,000-square-foot building at the State Farm site.
Under the city's design guidelines, staff said, buildings under 5,000 square feet must be designed with pitched roofs; the applicant seeks an exception based on existing precedents in the corridor. "They have requested a land service permit and a building permit for development of a 4,000 square foot building," the staff member said, adding the applicant asks to allow a flat roof despite the guideline.
Commissioners noted precedent in the area (Dairy Queen and similar stores) and confirmed that the architectural design board reviewed the project before it reached the commission. Staff indicated no additional materials were required at the work session and the item will proceed to a formal public hearing for final action.
Next steps: the commission will consider the variance at an advertised public hearing; staff confirmed the design review process has been followed.
