The Village of Weston Plan Commission voted March 9 to recommend two rezonings aimed at enabling smaller-lot single‑family development.
Staff said the first request would rezone part of 8905 Birch Street from RR‑5 (rural residential, five‑acre minimum) to SFS (single‑family residential, small lot) to accommodate a proposed certified survey map that would create three parcels and resolve a longstanding access issue with an outlot. “The proposed rezoning is consistent with that future land use designation and associated development policies,” planning staff said in presenting the application, and recommended approval.
An applicant who said they were acquiring the property for private use told the commission they do not currently plan to sell the existing house and would be available to answer questions as the certified survey is prepared. Neighbors asked for clarification about whether Lot 3 could be developed; staff confirmed that rezoning to SFS, served by public sewer and water, would permit a future single‑family home on the identified lot after the CSM.
On a motion by Commissioner Mumper, seconded by Commissioner Hoffman, the commission completed the rezoning determinations required under Wisconsin statutes — including consistency with the comprehensive plan — and recommended approval.
The commission also recommended rezoning a portion of 7105 Christiansen Avenue from SFL (single‑family large lot) to SFS. Staff said the 5.966‑acre property owner, Ronald Dombrowski, proposed selling a 660.64‑foot‑wide strip to adjacent owner Travis Hoffman, who intends to combine that strip with his existing SFS parcels through a future certified survey map. Staff found the rezoning consistent with the comprehensive plan and recommended approval.
Residents and commissioners discussed the parcel’s history, whether the narrow strip had been reserved for a future roadway, and recreational use of the adjacent trail; neighbors described the strip as having limited value and endorsed ‘cleaning up’ the lot arrangement. On a motion by Commissioner Gerndt, seconded by Commissioner Jordan, the commission approved the recommendation to rezone the Christiansen parcel to SFS.
Both rezoning recommendations will be forwarded to the Village Board for final action; the commission’s motions were recorded as recommendations only, not final zoning approvals.
