The Waukee City Council approved a series of development and planning items on Monday night:
- Silverleaf rezoning: Staff (Melissa) presented a request to rezone roughly 70 acres north of 310th Street and east of T Avenue from A‑1 agricultural to R‑2 (single‑ and two‑family) and R‑4 (rowdwelling/townhome). The council approved the second reading of the rezoning.
- Timberline Estates preliminary plat: Andy (planning staff) presented a preliminary plat for approximately 90.32 acres (former Pioneer Gun Club property) with 127 single‑family lots meeting minimum R‑2 lot standards; public sanitary sewer, water and storm infrastructure will serve the development and staff recommended approval. The council voted to approve the preliminary plat; staff noted soil remediation is required for shooting-range impacts and that the applicant is working with the Iowa DNR on a remediation work plan.
- Legacy Cottages site plan: Staff presented a site plan for 18 townhome units at 1505 SE Laurel Street (owner Welltower Iowa Hold Co LLC; applicant O’Brien Construction). The council approved the site plan.
- SmartClean site plans: The council approved site-plan amendments/ additions for SmartClean (an addition at 755 SE Frontier Avenue and a warehouse at 975 SE Frontier Avenue). Staff said materials and parking met requirements and the owner plans concurrent construction.
- Remington Point final plats 8 & 9: Staff recommended and the council approved final plats to clean up prior platting and create two single‑family lots.
All listed planning items passed by recorded votes. Staff said parkland dedication and utility infrastructure requirements were addressed in staff reports and that remediation and DNR approval are prerequisites for some construction activities in Timberline Estates. Detailed plats and site‑plan materials are on file with the city clerk’s office.
