The commission approved a replat application (Replat H) to divide 321 Valle Hermoso Drive into two single‑family residential lots that each meet the 10,000 square foot minimum. Planner Yure Rodriguez said the lot is approximately 0.47 acres and that the Board of Adjustment had granted three variances (encroaching accessory structure, accessory structure in front of principal structure, and reduced side yard for an existing dwelling) needed for lot 1 to proceed with the replat.
Staff presented aerials and the proposed lot layout and indicated both resulting lots will remain zoned R‑1. Commissioners asked about a proposed on‑site stormwater ponding area; the applicant’s engineer said the shown ponding location is a proposed area for stormwater management and dimensions will be finalized with the engineering review. A motion to approve the replat was made, seconded and carried.
The approval allows the applicant to proceed to finalize engineering and plats consistent with the variances already granted by the Board of Adjustment and with Planning Department requirements.
