Marietta approved the annexation and rezoning of parcels at 1912 and 1920 Lower Roswell Road to allow redevelopment by Malone’s Automotive and Walco Investments. Applicant representatives and counsel described a plan that would remove existing blighted elements (including a billboard), reduce driveway points of access and install stormwater and landscaping improvements to reduce impervious cover compared with existing conditions.
Council conditions: The council approved the rezoning subject to a stipulation letter dated April 15, 2026, and tied variances to the approved site plan; it also amended the motion to require replacement of the existing privacy fence with a solid wood fence at a minimum height of 8 feet. The final vote on the motion as amended passed 6–1.
Why it matters: The approval replaces an older, nearly fully impervious commercial site with a modern use that the applicant said would add stormwater controls, buffer nearby residences, and provide quality employment. Council members emphasized the importance of tying variances to the approved site plan so future owners cannot erode mitigation measures.
Implementation: The city will record the stipulation letter and enforce landscape and buffer commitments through the site-plan permit process.
