The Boerne Historic Landmark Commission voted to approve a certificate of appropriateness for exterior improvements at 136 South Main Street — a one-story, circa-1910 storefront known as the South Gilead Building — during its May 5 meeting.
Planner William Willingham, who presented the application for applicant Michael Giddens, told commissioners the property is a contributing structure in the historic district and that the proposal would replace the current awning fabric and repaint existing boards without removing any defining architectural features. "The fabric color is gonna be the Bordeaux Ice Lehi Stripe fabric," Willingham said, and staff concluded that "the proposed exterior improvements meet Boerne's UDC regulations and historic district design guidelines."
The building was described in the staff presentation as constructed of coarse limestone with three storefront bays framed by sculpted pilasters and recessed double‑panel wood doors. Willingham said the existing metal awning frames will remain in place and the paint color selected is SW 915 Coquina. He noted the applicant changed only the color after the agenda packet was posted because the originally selected color was discontinued; the fabric material itself remained the same.
Commissioners asked whether structural elements and the scalloped front would remain; staff confirmed both the metal frame and the scalloping will stay. During the motion discussion a slide briefly listed the wrong street number; commissioners corrected the record to 136 South Main Street before the motion was restated.
Commissioner Mains moved to approve the certificate of appropriateness, Commissioner Mayton seconded, and the commission approved the motion by voice vote; individual roll-call tallies were not specified on the record. The certificate covers the approved awning fabric and the repainting described in the application packet.
In the comments section that follows (during which no action may be taken), commissioners introduced Willingham as a new planner on staff; Willingham said he previously worked for the City of Schertz. The meeting adjourned at 5:39 p.m.
