The Rancho Cordova Planning Commission voted to adopt a resolution approving a major design‑review amendment for Coloma at Rio Del Oro Parcel 66, a previously approved 132‑lot subdivision at the southeast corner of White Rock Road and Rancho Cordova Parkway.
Assistant Planner Aileen Lee presented the amendment, telling commissioners that the proposal would add two new single‑story house plans — labeled Plan 5 (about 1,600 square feet) and Plan 6 (about 1,200 square feet) — to the four house plans already approved in November 2024. Lee said the change would not alter the subdivision’s density, lot count or the previously approved landscape plans, and staff determined the amendment is exempt from additional CEQA review under Guidelines section 15182 for projects pursuant to a specific plan.
"As proposed, the applicant is not seeking to make any changes to the previously approved landscape plans for Coloma at Rio Del Oro Parcel 66 Subdivision and would comply with all landscape standards as per the city's code," Lee said.
An applicant representative said the additional plans respond to buyer demand for more single‑story options and provide flexibility for narrower lots, including modestly lower ownership costs. "Our buyers have been requesting more single story plans in there," the representative said, adding that the smaller plans can reduce utility and ownership costs.
There were no public commenters on the item. A commissioner moved to adopt the staff recommendation to find the amendment exempt from CEQA and approve the amendment subject to the findings and conditions in the staff report; the motion passed on a roll call.
The commission’s action implements the staff recommendation to adopt the resolution approving the major design‑review amendment; the approval preserves the subdivision’s previously approved unit count and development standards while widening product mix to include two additional single‑story plans.
The commission did not set additional conditions beyond the resolution and did not require further environmental study; the item will proceed according to the project approvals and any subsequent building‑permit and grading reviews required by the city and applicable agencies.
