Riverside City Council voted unanimously April 21 to approve a proposed 117‑unit multifamily development requiring a general plan amendment, rezoning, design review and adoption of a mitigated negative declaration.
Associate Planner Janifer Sid described the 4.54‑acre project as 12 two‑story buildings and five three‑story buildings, providing 215 parking spaces (mainly garages), 22,708 square feet of common open space and tree buffering along single‑family edges. The staff recommendation found the project would not have a significant environmental effect and included a mitigation monitoring and reporting program as part of the approval.
Staff recommended the council adopt findings, approve the project subject to recommended conditions of approval, adopt a mitigated negative declaration, and introduce the ordinance amending the zoning code. Councilmember Perry moved to approve staff’s recommendation and the council voted unanimously to adopt the actions on the record.
The project will proceed to final administrative steps required for recordation and implementation under the city’s design review and building permit processes. Staff and the applicant are expected to complete required mitigation monitoring and compliance with conditions of approval as permits move forward.
