The Zoning Board of Appeals on March 10 continued a special-permit application from JMA Architects for 26 Oakland Street after extended discussion about mismatches between submitted drawings and the historic commission'approved elements.
Jean Allen of JMA Architects presented the proposal to add a second floor above a single-story section and to restore porches on the corner lot. The presentation noted two nonconformities (lot size and front-yard setback) and said the project would not increase height. Board members pressed the applicant on differences between the plan set and color renderings in the record, the proposed relocation of porch stairs, and whether historic-commission conditions and the ZBA submission were consistent.
Several members said the record must reflect the exact, final drawings the building department will enforce; one member urged the applicants to return with a complete, final set. Homeowner Brienne Lyrium, who spoke online, described urgent water infiltration and said the family needs to move quickly to get windows replaced; she told the board she would accept keeping the front porch steps in place if that helped expedite approvals. After discussion the board voted to continue the item to March 24 so the applicants can submit coordinated, final plans and confirm any historic-commission modifications.
