The Priceville Town Council approved several developer-related actions, accepting improvements for Phase 1 of the Nature's Walk subdivision and confirming agreements for Matrix Walk.
Mayor Hedland asked the council to accept dedication of streets, drains and a maintenance bond in the form of a letter of credit totaling $859,417.49 for Nature's Walk Phase 1. Hedland noted the bank would need to correct paperwork dates before finalization. The council moved, seconded and approved the acceptance.
The council also confirmed approval of a landscape agreement for Matrix Walk and approved a sewer bypass agreement tied to a $50,000 letter of credit that must be posted within 15 days. Mayor Hedland said no certificates of occupancy will be issued until the letter of credit is received.
Why it matters: Acceptance of public improvements and the posting of maintenance security are typical final steps that allow municipalities to assume responsibility for streets and drainage in a new subdivision and to permit subsequent building activities.
Next steps: The town will finalize corrected paperwork with the bank for Nature's Walk and monitor receipt of the Matrix Walk $50,000 letter of credit to allow issuance of certificates of occupancy.
