The Newburyport Planning Board approved a one‑story rear addition at 181 High Street designed to improve accessibility for the homeowner and to connect the house to a freestanding barn.
Staff and the applicant’s architect said the addition provides a first‑floor bedroom, bathroom, laundry and mudroom and that the low‑slope roof and single‑story height keep the work subordinate to the existing structures. Counsel noted the owner, Nancy Wilton, has lived in the house since 1994 and that neighbors submitted a letter of support.
Planning staff emphasized the proposal does not create new nonconformances and explained how the proposed right‑side extension actually steps away from the most nonconforming part of the lot line as it moves back. Board members visited the site or reviewed photos and discussed drainage, snow drift and roof performance on low‑slope additions. One board member said the addition "is not substantially more detrimental" given the location and limited visibility from High Street.
Following a motion and second, the board voted unanimously to grant the special permit with standard conditions; staff will confirm final details before issuing permits.
