Planning Commission approves Meadows at North Lake preliminary plat

The Saratoga Springs Planning Commission on March 26 approved the preliminary plat for Meadows at North Lake, a low-density residential subdivision proposed at 145 North 1700 West.
Planner Sam Stout told the commission the project, to be recorded as Meadows at North Lake, would be annexed into Saratoga Springs and is zoned R19. The plan shows 19 lots on just under six acres, with a minimum lot size of 9,000 square feet and corner lots at least 10% larger than the minimum. Stout said landscaping, amenity points and open-space calculations meet code requirements.
Developer Katon Morton, who introduced himself and gave his address, thanked staff for assistance and offered to answer questions. Commissioner Hill praised the landscaping plan, calling it "very clean" and saying it looks like "it's going to be a nice little area." Stout acknowledged one open-space amenity point would not meet the current wording of the ordinance because trail points are capped at 25 percent; he told the commission staff are pursuing a citywide code amendment to adjust that limit and expect to bring it to council in the coming weeks so the plat will comply once the amendment is adopted.
Commissioner Wen moved to approve the preliminary plat with the findings and conditions in the staff report; the motion was seconded and passed on an oral "I" vote with no opposition. Staff said the city will coordinate with the county assessor to ensure taxes are resolved before recording.
