Commission OKs extension for East Yosemite fueling station and car wash project

The Manteca Planning Commission unanimously approved a one‑year extension for an approved project at 1901 East Yosemite Avenue that would create a fueling station, convenience store, drive‑through car wash and supporting retail on a roughly 2.98‑acre site.

Deputy staff noted the project was originally approved with environmental clearance (an initial study) and that staff had prepared revised conditions of approval that incorporate requirements from outside agencies including PG&E, the South San Joaquin County Multi‑Species Habitat Conservation program and the South San Joaquin Irrigation District. The deputy also said the only late submittal from the project engineer was a record stamp substitution and that no substantive plan changes were proposed.

Dilpreet Singh, who identified himself as the property manager for the project, confirmed the applicant’s agreement with the revised conditions and said the team expected to be ready to move forward in a month or two pending final engineering comments. Commissioners asked about access configurations, median work on Highway 120 and whether Caltrans’ approval had been obtained for a left‑turn lane; staff said the project is conditioned to revise the eastbound left‑turn pocket to a two‑way left‑turn lane and that Caltrans review is ongoing.

Commissioner Paslak moved to adopt the one‑year extension and Commissioner Mendoza seconded; the motion passed 4‑0.

The extension preserves the prior approvals and requires the applicant to complete the specified conditions and obtain any necessary outside‑agency clearances before construction.
