The Clark Township Board of Adjustment voted March 23 to approve a residential addition and attached garage for 78 Hutchinson Street, a property the architect said sits on an undersized lot in the R75 zone.
Richard J. Pierce, the architect testifying for Elena and Ryan Landalfi, told the board the parcel is about 6,676 square feet (the R75 minimum is 7,500) and has a narrow lot width (56 feet vs. a required 75). Pierce said the project proposes a two‑car garage at the side of the house and requested relief from the side‑yard requirement (proposed 5 feet where 8 feet is required) and from the total side‑yard requirement (proposed ~12.5 feet where 20 feet is required).
Pierce and the applicant presented plans showing the proposed houses would remain well within impervious coverage limits; the architect noted the project would propose roughly 2,490 square feet of impervious area compared with the allowed 3,338 square feet on the lot. The board opened to public comment; no members of the public raised objections. Members moved to approve the variances and the application; the five members present voted in favor. The board said a formal resolution will be prepared and adopted at a subsequent meeting, after which the applicant may obtain building permits.
The board's vote clears the applicant to finalize permit paperwork; staff will draft a memorializing resolution for adoption at the next meeting.
